   Review Program and Comment
   Study and Document Existing Conditions
   Prepare Base Drawings and/or Schematic Designs
   Reevaluate as Directed

TWO - DESIGN DEVELOPMENT

CLIENT RESPONSIBILITIES:
   Re-evaluate Project Budget
   Review and Comment
   Approve Design
   Authorize Go-Ahead

OUR RESPONSIBILITIES:
   Prepare Design Development Documents
   Review Program and Project Budget
   Coordinate with Consulting Engineers
   Re-evaluate as Directed


THREE - CONTRACT DOCUMENTS

CLIENT RESPONSIBILITIES:
   Review and Comment
   Approve Contract Documents
   Select Contractor
   Sign Construction Contract
   Authorize Go-Ahead

OUR RESPONSIBILITIES:
   Prepare Contract Documents
   Assist in Bidding and Negotiation

FOUR - CONTRACT ADMINISTRATION

CLIENT RESPONSIBILITIES:
   Observe and Comment
   Pay Contractor per Agreement
   Acquire Furnishings
   Move In
   Occupy and Enjoy

OUR RESPONSIBILITIES:
   Periodically Visit Site
   Review Contractor's Progress
   Review Pay Requests
   Review and Assess Change Orders
   Respond to Requests for Information
   Answer Questions
